What sets Ora apart in Egypt
Naguib Sawiris founded Ora in 2016, and the company entered Egypt in 2018. It has never repeated a single formula here: ZED's urban towers, the private neighbourhoods of Solana, Silversands on the Mediterranean, and the completed community at Pyramid Hills.
What separates one Ora development from another is a way of living, not a price band. A ZED El Sheikh Zayed buyer usually wants an established community surrounded by parkland, restaurants and everyday services; a Solana buyer wants more land and more privacy. At Silversands, the sea, the hospitality and the rhythm of summer shape the home itself.
That is why the full project name matters in the first call. ZED El Sheikh Zayed is not ZED East, and Solana West is not Solana East — each has its own address, plan, schedule and prices. So we ask how you want to live, and where, before we send a single option.
Ora Egypt is led by Haitham Abdel Azim. The company announced an EGP 131 billion investment plan in 2025, covering three to five years, and in 2026 Sage handovers began at ZED East while delivery continued at ZED El Sheikh Zayed and Silversands. You are welcome to walk the delivered areas before choosing your phase.

West Cairo gives you three different temperaments: ZED for tower living around a large public park, Solana West for villas, townhouses and apartments threaded through green routes, and Pyramid Hills for a community that is already lived in, close to the Giza Plateau.
New Cairo repeats the same contrast. ZED East puts its sports club at the centre of the plan and holds both apartments and houses; Solana East arranges its homes around a central lake and green outlooks.
On the coast, Silversands is Ora's largest Egyptian development, spanning 503 feddans with more than one kilometre of beachfront and 80,000 sqm of lagoons. Inside it sit beach phases, lagoon phases and hotel-serviced homes that suit very different ways of using a summer house. Where prices start, and what moves them
Developer prices open at EGP 8.9 million in ZED East and Silver Walk and climb with the destination, the collection and the type of home, reaching EGP 34.463 million for certain Silversands homes. Resale is a separate route, and we cost it separately.

The number on its own says very little. An apartment above ZED Park, a Solana villa and a lagoon home at Silversands are three different decisions. We set size, position on the plan, outlook, handover and the full payment schedule side by side so the comparison is a fair one.
Resale asking prices start at EGP 4.135 million in ZED East, but every one of them carries the current owner's allocation, what they have already paid and what is still due. We treat resale as its own route and work out the total commitment to handover before setting it beside a new home.

The ZED El Sheikh Zayed plan puts the central park at its heart and arranges homes, workspaces, dining and services around it. What is the lowest current developer price?
Homes at ZED East and Silver Walk start at EGP 8.9 million. We confirm the final figure against the actual available home — its size and its position — before you reserve.
How do ZED El Sheikh Zayed and ZED East differ?
ZED El Sheikh Zayed is an established development in west Cairo, built around a 65-feddan park. ZED East is a larger New Cairo community where much of the social life gathers around the sports club, and where the homes include both apartments and villas.
Has Ora started delivering homes in Egypt?
Yes. The residential towers at ZED El Sheikh Zayed began handing over in December 2023, Sage at ZED East followed in April 2026, and handovers are underway in Terrace 1 and Terrace 2 at Silversands.
How should I compare developer and resale options?
